The Maintenance Technician at JLL plays a crucial role in ensuring the functionality and safety of mechanical, electrical, and plumbing systems within assigned facilities. This position involves both preventative and corrective maintenance tasks, assisting mechanics in their efforts while also independently handling defined responsibilities. The technician will conduct inspections and repairs across various property areas, including the interior and exterior, which encompasses walls, flooring, installed fixtures, roofing systems, and lighting. The role is essential in maintaining the overall integrity and appearance of the facilities, contributing to a safe and welcoming environment for all occupants. On a day-to-day basis, the Maintenance Technician will engage in a variety of tasks. These include cleaning HVAC coils, changing filters and belts, and maintaining locks and locking mechanisms. The technician will also be responsible for documenting fire extinguishers and other building systems, as well as repairing plumbing components such as toilets, sinks, and water heaters. Additionally, the technician will prepare, prime, and paint building surfaces, perform general handyman tasks, and prioritize maintenance requests, ensuring that all preventative maintenance and corrective work orders are addressed in a timely manner. Safety is a paramount concern in this role. The technician will complete all required safety training and hazard assessments, comply with safety procedures, and maintain a clean and safe work environment. Recognizing potential hazards and proposing solutions to eliminate them is also a critical aspect of the job. Administrative duties include submitting P-card receipts, updating work order statuses in real-time using the CMMS system, and attending work and safety meetings as required. The position demands physical stamina, as it involves lifting heavy objects, climbing, and working in various environmental conditions.
