About the position

The Maintenance Technician at JLL will be responsible for performing both preventative and corrective maintenance on mechanical, electrical, and plumbing equipment and systems within assigned facilities. This role involves assisting other mechanics in maintenance and repair efforts, as well as independently executing defined tasks. The technician will conduct inspections and repairs on various property areas, including the interior and exterior, which encompasses walls, flooring, installed fixtures, roofing systems, and lighting. The position requires a proactive approach to maintenance, ensuring that all systems are functioning optimally and that any issues are addressed promptly. On a day-to-day basis, the Maintenance Technician will engage in a variety of tasks. These include cleaning HVAC coils, changing filters and belts, maintaining and repairing locks and doors, and ensuring that fire extinguishers and other building systems are properly documented and maintained. The technician will also be responsible for plumbing repairs, which may involve toilets, sinks, drains, and water heaters. Additionally, the role includes preparing and painting building surfaces and performing general handyman tasks as needed. The technician will prioritize all preventative maintenance (PM), corrective, and emergent work orders, ensuring that all tasks are completed in a timely manner. Safety is a critical aspect of this role. The technician must complete all required safety training and hazard assessments, comply with safety procedures, and maintain a clean and safe work environment. Recognizing potential hazards and proposing solutions to eliminate them is essential. The technician will also be responsible for adhering to all relevant state, county, or city ordinances, codes, or laws. Administrative duties include submitting P-card receipts daily, updating work order statuses in real-time using the Computerized Maintenance Management System (CMMS), and escalating any problems or issues to the customer and manager as necessary. Attendance at work and safety meetings is also required to ensure ongoing communication and adherence to safety protocols.

Responsibilities

  • Perform preventative maintenance and corrective maintenance on mechanical, electrical, and plumbing equipment/systems.
  • Assist mechanics in maintenance and repair efforts and independently perform defined tasks.
  • Conduct inspections and repairs on assigned property interior and exterior areas, including walls, flooring, fixtures, roofing systems, and lighting.
  • Clean HVAC coils, change filters and belts.
  • Maintain and repair locks, locking mechanisms, closers, doors, and furniture.
  • Maintain documentation for fire extinguishers and other building systems.
  • Repair plumbing components including toilets, sinks, drains, and water heaters.
  • Prepare, prime, and paint building interior and exterior surfaces.
  • Complete special tasks such as painting, locksmith work, and tenant service requests.
  • Prioritize all PMs, corrective, and emergent work orders for the site.
  • Complete required safety trainings and hazard assessments.
  • Comply with safety procedures and maintain good housekeeping in work areas.
  • Submit P-card receipts daily and update work order status in real time using CMMS.
  • Escalate problems or issues to customer and manager in a timely manner.
  • Attend work and safety meetings as required.

Requirements

  • Experience with hand tools and power tools.
  • Proficient in basic computer application software such as MS Office, Outlook, and CMMS (Maximo).
  • Minimum 1 year of related experience and/or training in carpentry, electrical, and plumbing.
  • High School Diploma or equivalent.
