The Maintenance Technician at JLL will play a crucial role in ensuring the functionality and safety of mechanical, electrical, and plumbing systems within assigned facilities. This position involves performing both preventative and corrective maintenance tasks, assisting other mechanics, and independently executing defined maintenance duties. The technician will be responsible for conducting inspections and repairs across various property areas, including the interior and exterior, which encompasses walls, flooring, installed fixtures, roofing systems, and lighting. On a day-to-day basis, the Maintenance Technician will engage in a variety of tasks such as cleaning HVAC coils, changing filters and belts, and maintaining locks and doors. They will also be responsible for documenting the status of fire extinguishers and other building systems, as well as repairing plumbing components like toilets, sinks, and water heaters. The role requires the technician to prepare and paint building surfaces and perform general handyman tasks to uphold the maintenance of the facilities. Additionally, the technician will prioritize all preventative maintenance (PM), corrective, and emergent work orders, ensuring timely completion of tasks. Safety is a paramount concern in this role, and the technician will be required to complete all necessary safety training and hazard assessments. They must comply with safety procedures and maintain a clean and safe work environment while recognizing and proposing solutions to potential hazards. Administrative duties include submitting daily P-card receipts, updating work order statuses in real-time using the CMMS system, and attending work and safety meetings as required. The position demands physical stamina, as it involves lifting up to 80 lbs, climbing, bending, and working in various conditions, including extreme temperatures and heights. The technician must also be available for call-in work and perform other duties as assigned.
