About the position

The Mobile Operating Engineer is responsible for maintaining the integrity of all building systems and ensuring efficient operation while providing a variety of tenant services. This role requires a proactive approach to tenant relations, adhering to established operational and safety procedures. The engineer will oversee the day-to-day operations, maintenance, and repair of all building systems, which include HVAC, electrical, plumbing, and fire protection systems. The position demands a hands-on approach to troubleshooting and repairing complex mechanical and electrical equipment, ensuring that all tasks are completed efficiently and effectively. In addition to technical skills, the Mobile Operating Engineer must possess strong organizational abilities to manage work assignments, plan necessary tasks, and procure the required tools and materials. The engineer will also monitor contractors, inspect their work, and maintain accurate records of tenant requests and repairs. Regular inspections of the building will be conducted to identify deficiencies and suggest improvements, ensuring that the properties are maintained to a high standard. The role requires flexibility, as the engineer must be available for various shifts, including nights, weekends, and holidays, to ensure adequate building coverage and respond to emergencies. This includes handling situations such as fire, flooding, and severe weather. The engineer will also be responsible for maintaining logs of daily activities and providing technical support and training to less experienced staff, fostering a collaborative and efficient work environment.

Responsibilities

  • Perform and oversee the day-to-day efficient operation, maintenance, and repair of all building and site systems for assigned properties.
  • Assist in the installation, fabrication, construction, troubleshooting, and repair of complex mechanical and electrical equipment.
  • Receive work assignments, plan and generate work to be performed, and obtain necessary tools, equipment, and materials.
  • Monitor contractors, inspect work, and generate deficiency lists.
  • Maintain cleanliness and organization of the shop, penthouse equipment rooms, and common areas.
  • Follow inspection and service procedures outlined in preventative maintenance and loss control programs.
  • Complete tenant requests, repair work, and related records accurately and timely.
  • Regularly inspect all areas of the site/building(s) and report deficiencies and suggestions for improvements.
  • Maintain logs on daily activities and events as required.
  • Provide technical support and assist in training less experienced staff.
  • Communicate effectively regarding the status and activity of building operations and conditions.
  • Be available for various shifts and respond to after-hours emergencies.

Requirements

  • High School diploma or equivalent educational certification preferred.
  • A minimum of 2 to 4 years as a Maintenance Technician / Building Engineer or equivalent field experience required.
  • Comprehensive training and certification in HVAC and other technologies relating to building engineering.
  • Ability to work independently with limited supervision in a fast-paced environment.
  • Ability to organize and coordinate work efficiently and effectively set priorities.
  • Working knowledge of OSHA, NFPA, and Life Safety codes and regulations preferred.
  • Ability to participate in on-call schedule for after-hour calls required.
  • Basic skills necessary to operate a computer for general day-to-day work and communications.
  • Ability to effectively communicate in writing as needed.
  • Working knowledge of web-based work order systems, such as Angus, Interwise, Energy Link or similar required.
  • Demonstrate exemplary tenant relations and project a positive appearance and attitude at all times.
  • Flexibility to work at various properties that may be assigned from time to time.
  • Possess knowledge of safe and efficient operation of all equipment, power and hand tools, including a snow blower.
  • Valid driver's license and satisfactory driving record when required.
  • License(s) for applicable jurisdiction and equipment as required based on locations.
  • CFC certification for the type of equipment serviced (Universal Certification preferred).
