About The Position

The Maintenance Technician is responsible for maintaining and overseeing all maintenance tasks and work orders for their assigned community. This role requires responding to directives from the Maintenance Supervisor regarding maintenance work orders, apartment turnovers, and other maintenance duties to ensure the smooth operation and upkeep of the community. The technician must possess a keen eye for detail and a technical skill set, along with a working knowledge of various crafts, including carpentry, plumbing, electrical work, drywall, HVAC, and appliance repair. The primary goal of this position is to support the Maintenance Supervisor, Community Manager, and other personnel in maintaining resident satisfaction, fostering relationships, and ensuring community cleanliness and safety. In this role, the technician will participate in company-provided training on fair housing, safety, non-discrimination, and harassment prevention. Compliance with all applicable health and safety regulations, as well as local, state, and federal laws, is essential. The technician will maintain the grounds and appearance of the community for the benefit of the company, residents, and associates. They will work closely with Community Managers as directed and maintain sufficient inventories of parts and supplies. The technician is expected to respond to maintenance requests from residents within 24 hours, noting maintenance directives, and periodically inspect all units, buildings, and common areas to make small repairs as needed, thereby preventing larger repairs in the future. They will also check physical security by ensuring that storage areas and entrances are locked and that there is adequate lighting in hallways, parking areas, and grounds. Preparing vacant apartments for occupancy, including painting, is also part of the job, with a goal to complete vacant apartment turnovers within 3 to 5 days. The technician will perform scheduled maintenance on all installed equipment based on manufacturer recommendations and operating manuals, adhere to safety and maintenance policies, and complete other duties as assigned by the Maintenance Supervisor or on-site Community Manager.
