About the position

The Multi-Site Community Manager is a pivotal role responsible for overseeing the operations of multiple residential properties, specifically within the Colorado Springs area. This position entails managing a total of 432 units across two distinct communities: Viridian Edge at the Park, which comprises 280 units, and Western Hills, with 152 units. The primary objective of the Multi-Site Community Manager is to ensure that each property operates efficiently and effectively, aligning with the goals set forth by the property owner. This includes maximizing occupancy levels, enhancing income, and maintaining property values while adhering to industry standards and company policies. In this role, the Multi-Site Community Manager will supervise and coordinate various activities and resources to achieve the properties' objectives. Key responsibilities include monitoring expenditures, ensuring compliance with Fair Housing regulations, and maintaining a high standard of property appearance and safety. The manager will also be tasked with conducting regular inspections of common areas and buildings, managing leasing activities, and ensuring a smooth transition for new residents. This position requires a proactive approach to problem-solving and the ability to maintain positive relationships with residents, contractors, and community groups. The Multi-Site Community Manager will also play a crucial role in financial management, working closely with the accounting department to ensure adherence to financial policies and enhance cash flow. This includes analyzing processes for efficiency, managing staff performance, and communicating regularly with district and regional managers about the community's needs. The role demands a strong understanding of property management principles, financial analysis, and effective communication skills to address resident concerns and foster a collaborative environment.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Personally inspect common areas and buildings to monitor the appearance, cleanliness, maintenance, attractiveness, and safety of the property.
  • Ensure adherence to budgets.
  • Manage general leasing and renewal activities.
  • Set appointments, show apartments, certify potential residents and maintain a high percentage of occupancy.
  • Perform primary duties using a computer system and must keep current on system changes.
  • Manage processing of applications to ensure rapid turnover of vacant apartments while following selection criteria.
  • Ensure new residents are properly moved in and complete move-in inspection form.
  • Ensure departing residents are properly moved out and all paperwork is completed including final account statements and collections packets.
  • Analyze processes and procedures to ensure optimum efficiency levels.
  • Maintain positive customer relations with current and prospective residents.
  • Initiate and implement policies/procedures to address resident concerns; e.g. service requests, noise complaints, etc.
  • Supervise apartment community staff including performance management, discipline, and timekeeping.
  • Communicate frequently with your assigned District Manager & Regional Manager on vital needs of the community.
  • Work with the accounting department to ensure financial policies and procedures are adhered to and that conditions are positive to enhance cash flow and profits.
  • Enforce lease and other government rules and regulations, including Fair Housing laws, building safety, health codes, and local ordinances.
  • Develop and maintain positive relations with tenants, contractors, local community and groups or associations.
  • Perform evictions, utility shut-offs and landlord liens as required on delinquent rents.
  • Maintain constant vendor/contractor communication concerning work scheduling, billing, and certificates of insurance.
  • Ensure that all reports including traffic and availability reports, file inspection, lease renewal and delinquency are complete and filed timely and efficiently.
  • Resolve day-to-day resident problems and concerns including maintenance, parking, rent or other charges, safety and security.
  • Communicate important information to residents with well-written and professional notices.
  • Carry out other duties as assigned by your supervisor or other Leadership staff.
  • Continue to adapt and innovate for maximum efficiency and profitability in a dynamic environment.

Requirements

  • At least three (3) years of management experience in the field of residential property management.
  • An understanding of NOI, and cash flow.
  • Experienced in property financial analysis and must be able to read and understand financial reports.
  • Must be able to handle crisis appropriately.
  • Must be able to communicate effectively in the organization, both verbally and in writing.
  • A complete understanding of Fair Housing.
  • A thorough understanding of apartment rent collection procedures.
