About the position

The Multi-state Commercial Title Examiner is responsible for searching public records and examining titles to determine the legal condition of primarily commercial or industrial property titles. This role involves working independently to assess the status and establish the chain of title for various properties, ranging from simple parcels to complex commercial properties. The examiner will utilize their experience to resolve issues related to title documentation and prepare necessary reports and commitments.

Responsibilities

  • Perform title examination and analyze the chain of title for a wide range of title orders, primarily commercial and residential.
  • Abstract and analyze records such as leases, subleases, lines, judgments, easements, vital statistics, and plot and map books.
  • Determine ownership and legal restrictions to verify the legal description of property and completeness of records that may cross county lines.
  • Resolve issues such as missing information, incomplete, inaccurate, or contradictory information in title documentation.
  • Prepare initial title commitment documentation based on procedural guidelines.
  • Prepare and review reports for accuracy.
  • Provide underwriting interpretation within established guidelines.

Requirements

  • High School Diploma or equivalent.
  • 3+ years of directly related experience in commercial examination across multiple states.
  • Experience with timber and energy preferred.
  • Detail and quality orientation.

  • Effective verbal and written communication skills.
  • Customer service orientation.
  • Standard MS skill set.
  • Proficient with company operating systems.
