About the position

The Multifamily Preconstruction Manager will oversee all aspects of multifamily projects from concept through construction start. This role is responsible for managing the preconstruction process, providing accurate cost estimates, and ensuring that all project goals are met. The ideal candidate will have significant experience in the field, particularly in estimating and preconstruction for multifamily projects, and will take ownership of each project while effectively communicating with clients, vendors, and project teams.

Responsibilities

  • Manage the entire preconstruction process for multifamily projects, overseeing the transition from concept and budgeting to construction handoff.
  • Develop and manage project budgets from schematic through final construction documents, working with minimal design information when required.
  • Perform cost analysis, identify cost-saving opportunities, and provide value engineering options to optimize project budgets without compromising quality.
  • Work collaboratively with architects, engineers, and consultants to establish and refine the project scope.
  • Oversee bid solicitation and contractor qualification processes; lead bid leveling and vendor selection in collaboration with the project team.
  • Develop preliminary project schedules and phasing plans to ensure timelines are achievable and efficient.
  • Identify and mitigate potential risks during the preconstruction phase, proactively resolving issues and communicating with stakeholders.
  • Act as a liaison between the owner, design team, and operations, ensuring clear, timely, and effective communication throughout the project lifecycle.
  • Ensure a smooth transition from preconstruction to construction, coordinating with the project team to deliver all necessary documentation and insights.

Requirements

  • 5-10 years working with a General Contractor, with at least 5 years in a preconstruction or estimating role for multifamily projects.
  • Proficiency in construction estimating software (e.g., Procore, Bluebeam, or similar) and MS Office Suite; understanding of multifamily construction methods and costs.
  • Ability to accurately budget projects from schematic or early design stages with strong analytical skills for cost control and forecasting.
  • Excellent verbal and written communication skills, able to convey complex information to diverse stakeholders clearly and effectively.
  • Proven ability to lead preconstruction efforts, ensuring all project team members are aligned and project goals are met.

Nice-to-haves

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Professional certifications such as LEED, AIA, or PMP are a plus.
