About the position

The National Director of Development (NDOD) will lead a best-in-class development function within Sunda LLC, focusing on the strategic growth and expansion of the company. This role is pivotal in collaborating with both internal and external financial resources to create comprehensive financial models, including individual ROI and IRR models, and to engage in multi-year capital planning and market analysis. The NDOD will be responsible for site search and selection, negotiating business terms and structures, and managing lease agreements in conjunction with external legal resources. Additionally, the NDOD will oversee buildout cost projections based on historical data and real-time market research, ensuring quality control on projects and conducting follow-up checks post-completion. In this capacity, the NDOD will work closely with the CEO and executive team to plan, budget, analyze, and execute the company's business growth development plan. This includes leading the growth development plan from market analysis and site selection through to groundbreaking and project completion. The NDOD will enhance revenue through menu development, pricing strategies, and marketing techniques while also exploring ancillary business opportunities to generate additional revenue. Investor relations will be a key focus, as the NDOD will be expected to foster new relationships with investors and ensure that projects are delivered on time and within budget, meeting expected sales projections. The role requires a highly organized individual with a proven ability to manage multiple projects simultaneously, reflecting the fast-paced and diverse nature of a startup environment. The NDOD will implement quality control and compliance measures to maintain high service levels and customer satisfaction, while also overseeing internal insurance programs and vendor relations. The position demands a strong analytical mindset, project management skills, and the ability to communicate effectively across various levels of the organization. Responsibilities

  • Collaborate with financial resources to complete financial models and overall capital planning.
  • Conduct site search and selection for new development projects.
  • Negotiate business terms and structure, including Letters of Intent (LOI) and leases.
  • Oversee buildout cost projections based on historical results and market research.
  • Implement quality control on projects and conduct follow-up checks post-completion.
  • Manage project and contract management during buildout, leveraging internal and external resources.
  • Direct oversight of all professional services including contractors, architects, and legal resources.
  • Evaluate and analyze Food and Beverage performance on a quarterly basis.
  • Enhance revenue through menu development, pricing strategy, and marketing techniques.
  • Foster new relationships with investors and manage investor relations.

Requirements

  • A minimum of 10 years of relevant real estate and commercial construction experience.
  • Demonstrated experience delivering projects on time and on budget.
  • Experience in overseeing and developing multi-unit commercial properties.
  • A blend of real estate and construction experience in retail or restaurants is highly preferred.
  • A Bachelor's degree in construction, engineering, or a similar discipline.
  • Strong Excel or Numbers spreadsheet skills.
  • Ability to learn and work with third-party real estate analytics.
