About the position

The Sales Consultant plays a crucial role in demonstrating product features and benefits to potential homebuyers, aiming to capture new home sales. This position involves utilizing sales and marketing techniques, adhering to company guidelines, and leveraging knowledge of assigned communities to meet company goals and ensure customer satisfaction. The Sales Consultant serves as the primary point of contact for homebuyers from the initial meeting through to home closing, ensuring a smooth sales process.

Responsibilities

  • Explore sales leads and prospects from various sources to capture new home sales.
  • Build a list of prospective homebuyers and develop new sales leads.
  • Identify the needs of potential homebuyers and match them with related solutions.
  • Generate sales using corporate marketing materials, model homes, and realtor relationships.
  • Serve as the primary point of contact for homebuyers from initial meeting through home closing.
  • Prepare and review new home sales contracts for accuracy in pricing and feature selections.
  • Explain contractual documents to customers and assist in revisions as requested.
  • Provide pricing information and communicate estimated delivery dates based on production schedules.
  • Conduct comparative shopping of competitors' products in the same geographical area.
  • Communicate relevant information to other company personnel, such as Production and Design Center.
  • Attend buyer Builder conferences and pre-closing walk-through events.
  • Maintain inventory flyers and home site maps when changes occur.
  • Market community offerings to prospects and Realtors.
  • Identify home site signage needs and ensure appropriate supply and installation.
  • Manage the condition of model homes and coordinate maintenance items with company representatives.
  • Calculate payments and out-of-pocket requirements associated with financing programs offered through preferred lenders.
  • Train and mentor other Sales Consultants and Sales Associates as directed by management.

Requirements

  • Minimum High School diploma or GED required; college degree preferred.
  • Minimum 2 years of proven experience in New Home Sales and/or commission real estate sales.
  • Valid driver's license and good driving record.
  • Valid auto insurance coverage.
  • Excellent verbal and written communication skills.
  • Intermediate to advanced PC skills (Microsoft Word and Excel).
  • Ability to prepare written documentation and complete contract calculations.

Nice-to-haves

  • Experience in sales or customer service roles.
  • Knowledge of local real estate market trends.
