About the position

The Occupancy Specialist at Thrive Communities plays a crucial role in ensuring compliance with affordable housing programs, specifically the MFTE (Multi-Family Tax Exemption) files. This position involves processing and managing housing files, collaborating with property management, and supporting compliance standards. The specialist is responsible for maintaining accurate records, assisting with audits, and providing guidance on affordable housing regulations, all while fostering a supportive community environment.

Responsibilities

  • Process and submit for review all MFTE files assigned within the property.
  • Complete move-in and audit Yardi for accuracy.
  • Obtain copies of first year files, review for completeness and arrange for proper electronic storage.
  • Manage the electronic storage of MFTE agreement files in Yardi and Thrive software.
  • Report potential non-compliance issues to Community Manager.
  • Assist with the completion of the Tenant Selection Plan (TSP), Affirmative Fair Housing Marketing Plan (AFHMP), and Language Assistance Plan (LAP).
  • Support the Community Manager during audits and annual reporting as needed.
  • Ensure proper use of third-party compliance software at the property.
  • Train team members as needed.
  • Oversee and manage extended vacancies as needed.
  • Assist with other Property Management Operations activities such as touring, unit QCs, and property walks.

Requirements

  • 1-2 years on-site property management experience in leasing and/or certification processing.
  • Proven experience in meeting affordable program requirements, specifically Seattle MFTE & other affordable programs.
  • Proficient in Microsoft Office applications, including Excel, Word, and Outlook.
  • Experience in the use of Yardi/CRM and On-Site preferred.
  • Strong judgment and critical thinking skills.
  • Excellent communication skills, both verbal and written.
