About the position

We are seeking a dedicated and experienced On-Site Property Manager to join our team in Lexington, KY. The ideal candidate will have a strong background in property management, excellent task management skills, and the ability to handle both regular and emergency maintenance requests. This position offers a unique opportunity to manage a portfolio of properties while enjoying subsidized rent and competitive income. The On-Site Property Manager will be responsible for marketing and leasing vacant units, ensuring high occupancy rates, and collecting rent from tenants. The role requires a proactive approach to increasing the property management business and footprint through regular meetings with property owners. Additionally, the manager will handle maintenance requests, manage a comprehensive rolodex of cost-effective vendors, and perform basic handyman tasks as needed. The position is contract-based, with an average monthly payout of management fee income and leasing ranging from $1,800 to $2,500. The On-Site Property Manager will work an average of 40-60 hours per week and will have the opportunity to earn bonuses for signing new property management agreements. As the property management business grows, so will the compensation for the manager, making this a rewarding opportunity for the right candidate. The position is located at 1844 Augusta Drive, Lexington, KY, and offers subsidized rent at $550/month for a two-bedroom, one-bath unit, significantly lower than the market rent of $1,200.

Responsibilities

  • Marketing and leasing vacant units to ensure high occupancy rates
  • Collecting rent from tenants and ensuring timely payments
  • Increasing the property management business and footprint by having regular and consistent meetings with property owners
  • Handling maintenance requests, including regular and emergency issues
  • Managing a comprehensive rolodex of cost-effective vendors (plumbing, electrical, handyman, painters)
  • Performing basic handyman tasks as needed

Requirements

  • Previous property management experience (we use Buildium as our property management platform)
  • KY real estate agent license
  • Marketing and leasing for vacant units
  • Basic handyman skills
  • Rent collection from 45 units
  • Strong task management skills (we use Asana)
  • Customer service experience of 3 years (Required)
  • Driver's License and Real Estate License (Required)
  • Ability to relocate to Lexington, KY 40505 before starting work (Required)
