About the position

The Property Manager is fully accountable for all property operations, tasked with effectively managing and coordinating employees, activities, and available resources to achieve property objectives set forth by the Regional Manager and IMI Asset Manager. These objectives include maximizing occupancy levels and property values. The Property Manager will also train the Assistant Manager to assume all duties of the Manager in the event of the Manager's absence. Additionally, the Manager is responsible for ensuring that all employees are fully trained in their job duties and IMI policies and procedures, including training required to maintain compliance with relevant laws and regulations. The role involves conducting all business in accordance with company policies and procedures, as well as adhering to Fair Housing laws, the Americans with Disabilities Act, the Fair Credit Reporting Act, Section 8, and all other laws pertaining to multifamily housing. The Property Manager will assist in formulating budgets for each upcoming calendar year in conjunction with the property Asset Manager and is responsible for staying within established budget guidelines throughout the year. Daily operations oversight includes ensuring timely collection of rents, making daily bank deposits, performing evictions, utility cut-offs, and tenant notices as required on delinquent rents, and maintaining constant communication with vendors and contractors regarding work scheduling and billings. In terms of personnel management, the Property Manager will recruit, hire, train, and supervise all on-site property staff to achieve operational goals. This includes conducting ongoing training with office staff on leasing paperwork, workplace safety, and other necessary training. The Manager is also responsible for ensuring that lease files are completed properly, approving rental applications, conducting property inspections, and maintaining records on all management activities. The role requires maintaining a positive employee service attitude, ensuring compliance with Fair Housing laws, and addressing resident complaints and service requests. The Property Manager will physically inspect the property regularly, coordinate with maintenance staff for timely apartment turnovers, conduct market surveys, and maintain awareness of market conditions. Safety is a priority, with the Manager responsible for reporting all liability and property incidents to the corporate office and ensuring that all workers' compensation claims are reported. The position may require additional duties as assigned by the Regional Manager or IMI, with a focus on achieving the company's strategic goals and providing superior customer service.

Responsibilities

  • Maintain a positive employee service attitude and ensure compliance with Fair Housing laws.
  • Perform regular inspections of the property and coordinate with maintenance staff for apartment turnovers.
  • Conduct market surveys and maintain awareness of market conditions.

Requirements

  • Experience in on-site property management preferred.
  • Background in supervision with a successful track record of accomplishments.
  • Proficient in word processing software, spreadsheet software, and on-site rental system software.
  • High School diploma or equivalent required; college degree preferred.
  • Certified Apartment Manager (CAM), Residential Apartment Manager (RAM), or Certified Property Manager (CPM) certification preferred.
  • Valid driver's license and automobile insurance.

Nice-to-haves
