About the position

The On-Site Property Manager is responsible for the day-to-day operations of a designated apartment complex, ensuring safety and proper maintenance of the property. This role requires living on-site and involves routine inspections, handling maintenance requests, enforcing lease agreements, and maintaining accurate records. The manager must comply with fair housing laws and ensure non-discriminatory practices in renting and advertising. The position also includes supervising maintenance staff and acting as a liaison between tenants and management.

Responsibilities

• Inspect the property regularly to ensure safety and maintenance standards are met.
• Handle maintenance requests and resolve tenant complaints by documenting incidents and collaborating with office staff.
• Enforce rental agreements, including rent collection and lease termination procedures.
• Maintain accurate records of maintenance requests and vendor work.
• Supervise maintenance technicians and ensure timely responses to maintenance issues.
• Act as a liaison between tenants and the management firm, showing properties to prospective tenants.
• Perform annual unit inspections and manage move-in and move-out processes.
• Monitor contractor performance and manage vendor relationships for property repairs.
• Complete weekly reports and incident reports, and assist with minor projects as needed.

Requirements

• At least 4 years of experience in residential property management.
• High School Diploma or GED.
• Valid Driver's License and insured operable vehicle.
• Proficient in English, both written and verbal.
• Experience supervising staff.
• Basic computer skills including word processing and databases.
• Ability to perform light cleaning and maintenance tasks.

Nice-to-haves

• Bilingual in Spanish is a plus.
