About the position

The On-Site Property Manager will oversee the operations of a 300-unit condominium building in Oak Brook, ensuring effective management of community associations. This role involves financial management, facilities oversight, contract negotiation, and communication with the Board of Directors and residents.

Responsibilities

• Maintain clear understanding of the Illinois Condominium Property Act, Common Interest Community Act, and local ordinances as well as each Association's governing documents.
• Inspect property, obtain bids, negotiate contracts, coordinate and oversee maintenance repair and construction projects.
• Management and oversight of building staff (Union engineer and contracted maintenance crews), including preparing payroll hours.
• Prepare agendas and board packets, and run quarterly evening board meetings.
• Handle emergency issues after hours as needed.
• Process invoices for payment, review and understand financial statements, address delinquencies, monitor cash flow and draft annual budget.
• Investigate and settle complaints, disturbances and violations.
• Use training, knowledge and experience to keep Board of Directors informed and make recommendations regarding Association matters.
• Clearly communicate with Board of Directors, internal departments and external vendors to efficiently execute Board decisions and implement their policies.

Requirements

• Active Illinois Community Association Manager (CAM) license
• Extraordinary and proven customer service skills
• Thorough knowledge of Microsoft Office
• Superior multi-tasking and organizational skills
• Sense of urgency and strong attention to detail
• 5 years' experience as a Community Association Manager
• CMCA or higher certification a plus
