About the position

The Onsite Maintenance Technician is a part-time role responsible for performing skilled maintenance and repairs in a mid-rise condominium. This position ensures the community is properly maintained through various tasks including carpentry, plumbing, and electrical repairs, while also managing vendor relationships and performing preventive maintenance to keep building systems operational.

Responsibilities

• Perform routine preventive maintenance to ensure building systems operate efficiently.
• Conduct maintenance tasks such as carpentry, painting, plumbing, and electrical repairs.
• Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, and drains.
• Manage vendor relationships and basic project management tasks.
• Operate and perform routine maintenance and repairs on systems and equipment as needed.
• Complete other duties as assigned.

Requirements

• Valid, unexpired driver's license with a clear driving record.
• Strong customer service skills.
• Excellent communication skills, both spoken and written.
• Ability to interpret and complete verbal and/or written instructions proficiently.
• Self-motivated, proactive, and detail-oriented.
• Knowledge of chillers and boilers is desirable.
• Knowledge of general maintenance requirements, including documentation and safety regulations.
• Knowledge of electrical and plumbing codes and maintenance requirements.
• Knowledge of OSHA worksite and personal safety requirements.
• Ability to safely operate, climb, and perform work on ladders (1-2 stories).
• Ability to operate a smartphone and email for day-to-day operations and communication.
• Must be able to lift and carry up to 20 pounds frequently.
• Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel, and climb.

Nice-to-haves

• 3 - 5 years of experience in general maintenance or building trades.

• Competitive hourly wage of $25 - $30 based on experience.
