As an Onsite Maintenance Technician, you will be responsible for the timely coordination, execution, and thorough documentation of repairs to common areas and residential units. This includes physical systems maintenance, monitoring, and forecasting the physical interior and exterior components of the property. You will utilize mobile and fixed computerized applications to ensure that work assignments, progress, forecasts, and history are documented to support the fiscal goals of the property. The Maintenance Technician is required to live on-site at the property, receiving a 2-bedroom/1 bathroom apartment free of rent. You will report to the Maintenance Supervisor or the Community Manager in their absence, and your responsibilities will include maintaining all areas of the property in a safe, clean, and attractive manner, custodial work, identifying and repairing health and safety risks, and coordinating repairs with third-party vendors. You will also be responsible for recording and tracking Yardi work orders, maintaining the maintenance shop, assisting in the scheduling of vacant units, and participating in annual apartment inspections. After-hour, weekend, and holiday emergency repair needs will also fall under your purview, along with other duties as assigned.

Responsibilities

  • Timely coordination, execution, and documentation of repairs to common areas and residential units.
  • Maintain all areas of the property in a safe, clean, and attractive manner.
  • Perform custodial work including sweeping, mopping, vacuuming, and cleaning windows in common areas.
  • Identify, document, and repair health and safety risks on the property.
  • Coordinate complete and timely repairs to common areas requiring third-party vendor participation.
  • Record, track, and complete Yardi work orders within established timelines.
  • Maintain maintenance shop and storage areas in a clean and organized manner.
  • Assist in scheduling and turning of vacant units prior to resident occupancy.
  • Assist the Community Manager in annual apartment inspections.
  • Respond to after-hour, weekend, and holiday emergency repair needs.

Requirements

  • Minimum of a high school education or equivalent.
  • Minimum two years or more of recent experience in apartment property management or a related field.
  • Valid California Driver License required.
