The maintenance technician is required to live onsite, with a provided 2-bedroom unit that has a maximum occupancy of 5 people. A valid California driver's license is required for this position. The Maintenance Technician is responsible for timely coordination, execution, and thorough documentation of repairs to common areas and residential units. This includes maintaining physical systems, monitoring, and forecasting the condition of both interior and exterior components of the property. Administrative duties involve using mobile and fixed computerized applications to ensure that work assignments, progress, forecasts, and history are documented to support the fiscal goals of the property. The Maintenance Technician will be responsible for maintaining all areas of the property in a safe, clean, and attractive manner. This includes custodial work such as sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas. The technician will identify, document, and repair health and safety risks on the property, as well as coordinate repairs that require third-party vendor participation. They will also be responsible for recording, tracking, and completing Yardi work orders within established timelines, maintaining the maintenance shop and storage areas, and assisting in the scheduling and turning of vacant units prior to resident occupancy. The role requires participation in annual apartment inspections and maintaining knowledge of current contracts with vendors and suppliers. After-hour, weekend, and holiday emergency repair needs are also part of the responsibilities. In terms of compliance, the technician will participate in all maintenance projects and training classes as directed, ensuring adherence to Fair Housing and Harassment Awareness training protocols. Financial responsibilities include utilizing company protocols to forecast and maintain parts and supplies inventory for property repair needs. The technician will manage and submit personal time and expenses weekly to the Supervisor and maintain positive relationships with internal departments. Customer service is a key aspect of the role, requiring timely and professional responses to resident complaints and creating a clean and presentable environment for residents and the community. The technician will assist the Maintenance Supervisor and Community Manager in fostering positive relationships with residents and external agencies, as well as participate in various Resident Programs as directed. The position may require attendance at company-sponsored events, which could involve travel and overnight stays. Working onsite is an essential function of the job, and the technician may be required to work nights, weekends, and occasional holidays based on community needs.
