About the position

The Operating Engineer (Stationary) position at Cushman & Wakefield involves maintaining the integrity of all building systems and ensuring efficient operation while providing various tenant services. The engineer will oversee the day-to-day operations, maintenance, and repair of building systems, which include HVAC, electrical, plumbing, and fire protection systems. This position is critical in ensuring that all systems function optimally and that tenant requests are addressed promptly and effectively. In this role, the engineer will perform installations, troubleshooting, and repairs of complex mechanical and electrical equipment. They will be responsible for planning work assignments, obtaining necessary tools and materials, and completing tasks in a timely manner. Monitoring contractors and inspecting their work is also a key responsibility, ensuring that all operations meet the company's standards and local regulations. The engineer will maintain logs of daily activities and report any deficiencies or suggestions for improvements. The position requires flexibility, as the engineer must be available for various shifts, including nights, weekends, and holidays, to ensure adequate building coverage and respond to emergencies. This includes handling situations such as fire, flooding, and severe weather. The engineer will also play a role in promoting a high standard of operation and appearance for the properties, fostering positive relations with tenants through effective communication and customer service.

Responsibilities

  • Perform and oversee the day-to-day efficient operation, maintenance, and repair of all building and site systems for assigned properties.
  • Assist in the installation, fabrication, construction, troubleshooting, and repair of complex mechanical and electrical equipment.
  • Plan and generate work assignments, obtaining necessary tools, equipment, and materials.
  • Monitor contractors, inspect work, and generate deficiency lists.
  • Maintain cleanliness and organization of the shop, equipment rooms, and common areas.
  • Follow inspection and service procedures outlined in preventative maintenance and loss control programs.
  • Accurately complete tenant requests and repair work, maintaining records as required.
  • Regularly inspect all areas of the site/building(s) and report deficiencies and suggestions for improvements.
  • Maintain logs on daily activities and events as required.
  • Provide technical support and assist in training less experienced staff.
  • Communicate effectively regarding the status of building operations and report any potential problems.
  • Be available for various shifts and respond to after-hours emergencies.

Requirements

  • High School diploma or equivalent educational certification preferred.
  • A minimum of 2 to 4 years as a Maintenance Technician / Building Engineer or equivalent field experience required.
  • Comprehensive training and certification in HVAC and other technologies relating to building engineering.
  • Ability to work independently with limited supervision in a fast-paced environment.
  • Ability to organize and coordinate work efficiently and effectively set priorities.
  • Working knowledge of OSHA, NFPA, and Life Safety codes and regulations preferred.
  • Ability to participate in on-call schedule for after-hour calls required.
  • Basic skills necessary to operate a computer for general day-to-day work and communications.
  • Ability to effectively communicate in writing as needed.
  • Working knowledge of web-based work order systems, such as Angus, Interwise, Energy Link or similar required.
  • Demonstrate exemplary tenant relations and project a positive appearance and attitude at all times.
  • Flexibility to work at various properties that may be assigned from time to time.
  • Possess knowledge of safe and efficient operation of all equipment, power and hand tools.

Nice-to-haves

  • Valid driver's license and satisfactory driving record when required.
  • License(s) for applicable jurisdiction and equipment as required based on location: Massachusetts Properties - Refrigeration Trainee's License (Preferred).
  • CFC certification for the type of equipment serviced (Universal Certification preferred).
