About the position

As an Operating Engineer at JLL, you will play a crucial role in ensuring the smooth operation of building services and tenant comfort. Your primary responsibility will be to complete all tasks as directed by the Lead Engineer with minimal supervision. This includes monitoring equipment, performing preventive maintenance, and addressing tenant service requests. You will be expected to report any conditions affecting building services and tenant safety, ensuring that all operations align with JLL's commitment to excellence in real estate services. In the realm of tenant services, you will respond to various requests, including temperature complaints, light and ballast replacements, and general maintenance tasks such as moving furniture and hanging pictures. You will also conduct inspections, such as tamper valve and elevator inspections, and perform essential maintenance tasks like cleaning induction units and restroom repairs. Your ability to determine the exact nature of tenant requests and execute them with minimal disruption will be key to maintaining tenant satisfaction. Preventive maintenance will be a significant part of your role, where you will complete maintenance task sheets, return tools and supplies to the workshop, and report any impending shortages to the Lead Engineer. You will also be responsible for monitoring equipment, recording readings, and ensuring that all systems, including HVAC and fire safety equipment, are functioning correctly. General maintenance duties will include painting, maintaining lighting in various areas, and ensuring cleanliness in mechanical and equipment rooms. You will also be involved in snow removal and maintaining order in the tool room and workshop. Your HVAC duties will require you to make adjustments to operating equipment, respond to trouble calls, and assist in the startup and shutdown of equipment as needed. Flexibility in assuming responsibilities outside of your primary duties will be essential in this dynamic role.

Responsibilities

  • Complete all tasks as directed by the Lead Engineer with minimum supervision.
  • Respond to tenant service requests including temperature complaints and light replacements.
  • Conduct inspections such as tamper valve and elevator inspections.
  • Perform preventive maintenance tasks and complete maintenance task sheets.
  • Monitor equipment and record readings in appropriate logbooks.
  • Maintain cleanliness and order in mechanical and equipment rooms.
  • Make adjustments to operating HVAC equipment and respond to trouble calls.
  • Assist Lead Engineer in startup and shutdown of equipment as required.
  • Troubleshoot and operate direct digital control systems for HVAC equipment.

Requirements

  • Experience in building maintenance or engineering roles.
  • Knowledge of HVAC systems and equipment operation.
  • Ability to perform preventive maintenance and repairs on mechanical systems.
  • Strong problem-solving skills and attention to detail.
  • Excellent communication skills to interact with tenants and team members.

Nice-to-haves

  • Certification in HVAC or related fields.
  • Experience with building management systems (BMS).
  • Familiarity with safety regulations and compliance standards.
