About the position

The Operations Manager - Leasing is responsible for overseeing the marketing and leasing of vacant and upcoming homes within a designated portfolio. This role includes managing marketing efforts, ensuring compliance, enhancing prospect experiences, and optimizing financial performance. The Operations Manager provides guidance to the leasing team, fosters a positive sales culture, and collaborates with various departments to achieve company goals.

Responsibilities

  • Oversee the marketing and leasing of all vacant and coming soon homes within the designated portfolio.
  • Create a fun sales culture and guide leasing consultants to achieve desired lead conversion ratios.
  • Understand and achieve portfolio target metrics, goals, and overall performance to guide the team effectively.
  • Hold weekly team meetings to gather feedback on pricing, home condition, and lead conversion.
  • Ensure all marketing is compliant with TAH standards.
  • Train team members and provide them with the necessary tools for success.
  • Enforce team compliance with schedules, policies, processes, and procedures.
  • Forecast and manage occupancy timelines.
  • Alert management of any potential habitability, legal, or escalated resident concerns.
  • Communicate company updates, financial results, and new objectives with team members promptly.
  • Review daily, weekly, and monthly reporting for accuracy.
  • Collaborate with other departments to meet timelines and expectations.
  • Support team members in resolving prospect escalations.
  • Create a roadmap for team members to meet company expectations and personal goals.
  • Hold self and team accountable to budgets, goals, metrics, and company initiatives.
  • Provide excellent customer service to both internal and external customers.

Requirements

  • BA/BS preferred or equivalent experience.
  • At least 5 years of property management experience.
  • Ability to analyze multiple data sets and make sound business recommendations.
  • Collaborative team player with excellent communication skills.
  • Ability to think critically and solve problems.
  • Excellent time management skills and adaptability to change.
  • Basic accounting and math skills, with excellent analytical skills.
  • Desire for continuous development and knowledge of Yardi preferred.
