About the position

The Outside Sales Counselor at Meritage Homes is responsible for generating new home sales by building relationships with Realtors and homebuyers, providing exceptional customer service, and managing the sales process from initial contact through closing. This role emphasizes a proactive approach to sales, utilizing CRM tools and consultative selling techniques to meet sales goals and enhance customer satisfaction.

Responsibilities

  • Accomplish sales and customer service goals as determined by the Sales Leader.
  • Maintain and cultivate relationships with Realtors to create long-term partnerships.
  • Connect unrepresented homebuyers to Realtors and support them through the homebuying process.
  • Manage the overall appearance of communities and homes to ensure a quality experience for guests.
  • Refine personal sales presentations to effectively convert leads into sales.
  • Utilize consultative selling techniques to educate customers about the home buying process.
  • Proactively manage customer discovery and follow-up strategies using a CRM system.
  • Engage visitors and demonstrate model homes and home sites based on customer needs.
  • Provide comprehensive information about community, home site, floor plans, and pricing.
  • Drive traffic and sell from multiple Meritage communities that meet buyer needs.
  • Present the Meritage Homes Purchase Agreement professionally and completely.
  • Solicit new and referral business using Salesforce.com for effective prospecting.
  • Ensure timely completion of buyer paperwork and internal reporting.
  • Assist buyers with scheduling appointments with design studio, operations managers, and lenders.
  • Communicate with lenders regarding customer loans and expedite processing and closing.
  • Maintain extensive product knowledge and competition analysis to inform sales strategies.
  • Act as the point of contact for buyers throughout the construction and closing process.

Requirements

  • Minimum High School Diploma or equivalent required; some college coursework or Bachelor's Degree preferred.
  • 3+ years of previous experience in outside sales.
  • Strongly prefer a minimum of one year of experience in new home sales with a proven track record of success.
  • Valid Real Estate License may be required in some states; a plus in others.
  • Proficiency with Microsoft Office applications, including Outlook, Word, and Excel.
  • Strong oral and written communication skills; excellent customer service skills.
  • Ability to effectively communicate and work with diverse personality types.
  • Professional presentation skills and ability to handle stress while working with homebuyers and Realtors.
  • Strong sales skills with the ability to influence and close large price point sales.

Nice-to-haves

  • Experience with Salesforce.com or similar CRM systems.
  • Knowledge of local real estate laws and regulations.
  • Familiarity with construction processes and homebuilding industry trends.
