About the position

The Outside Sales (Real Estate Acquisitions Manager) is responsible for leading the procurement and acquisition of residential properties in the Indianapolis area. This role requires a strong sales background and the ability to analyze housing market data to make cash offers on properties in as-is condition. The ideal candidate will be highly skilled, motivated, and play a vital role in the organization's success by effectively managing relationships and ensuring smooth transactions.

Responsibilities

  • Attend 15-25 appointments per month.
  • Keep up to date notes in CRM.
  • Meet with potential buyers to uncover problems and issues they are having that could be solved with the sale of their property.
  • Manage a pipeline of leads with regular follow up and updates.
  • Effectively communicate with other team members to ensure smooth and successful closings.
  • Work through a database of warm leads for additional opportunities.
  • Have difficult conversations and ask difficult questions to ensure success for sellers and team members.
  • Ensure that all acquisition activities are conducted in accordance with relevant laws, regulations, and policies.
  • Develop and maintain relationships with buyers, sellers, title companies, and other relevant parties to ensure timely and cost-effective closing.

Requirements

  • Proven experience in sales and effective communication.
  • Experience in real estate is highly desirable.
  • Excellent communication and interpersonal skills, with the ability to work effectively with partners at all levels.
  • Experience in the acquisition of real estate properties.
  • Ability to analyze complex data and make informed decisions.
  • Strong problem-solving skills and the ability to work in a fast-paced environment.
  • Attend regular sales training classes to learn how to negotiate offers effectively.
  • Provide an offer and solution that our customers are willing to speak highly of post-closing.

Nice-to-haves

  • Bilingual or multilingual proficiency is a plus for diverse client interactions.
  • Knowledge of Fair Housing regulations and real estate law.
  • Experience in property management or real estate acquisitions.
