About the position

The Owner Representative / Project Manager will oversee all aspects of Data Center construction projects, ensuring compliance with construction agreements and managing project budgets and schedules for various sophisticated projects. This role requires strong leadership skills and a solid track record in vendor management and project execution.

Responsibilities

  • Work with the general contractor to establish the Master Project Schedule based on the Critical Path and key achievements.
  • Create and establish the Master Project Budget, including soft costs, hard costs, bonds, insurance, contingencies, and allowances.
  • Support Contractor pre-qualification, bid solicitation, bid analysis, and recommendations.
  • Assist in contract negotiation with the Client's and legal counsel, establishing all GC business terms.
  • Coordinate Design Team activities supporting the Client.
  • Supervise the AE to ensure completion of City and/or Authority approvals and permitting processes.
  • Coordinate Constructability review of project documents.
  • Provide cost estimates working with subs and vendors for scope gaps/changes.
  • Coordinate Value Engineering efforts.
  • Produce monthly Cash flow projections.
  • Assist the client in identifying, scoping, and scheduling all Owner direct vendors and consultants.
  • Lead General Contractor and other contracted vendors on-site.
  • Manage Cost / Change Control, including change order review and negotiation.
  • Track and analyze budget management and scheduling.
  • Ensure QA/QC compliance and report any issues.
  • Process and track invoices and payment applications.
  • Coordinate all key project documents, including submittals and change orders.
  • Lead OAC meetings and other project-related meetings.
  • Initiate the close-out process prior to project completion.
  • Establish close-out documentation requirements and track receipt of all documents.
  • Assist with final inspections and occupancy processes.
  • Create and supervise punch list and completion processes.
  • Negotiate and resolve outstanding change orders and quality issues.
  • Process final invoices and prepare final project accounting.

Requirements

  • A bachelor's degree in Architecture, Construction, or Engineering.
  • Solid understanding of MEP construction management with a track record of leading capital projects.
  • 5 or more years of related experience.
