About the position

As an Owner's Representative Project Manager, you will advocate for the Owner's interests throughout all project phases, ensuring successful project delivery. This hybrid role involves travel across Greater Los Angeles for site visits and requires two days per week in the client's office, managing a portfolio of utility capex projects and other related initiatives.

Responsibilities

  • Serve as the liaison between architects, engineers, contractors, and other stakeholders.
  • Manage and oversee all facets of project management including budget, schedule, procurement, quality, and risk.
  • Read and apply complex documents affecting real estate projects, including contracts and drawings.
  • Interface with clients to define project scope, resource requirements, and budgets.
  • Create and implement time-phased budgets for projects, updating them in real-time.
  • Identify project delivery resources and conduct bid leveling and negotiations.
  • Provide contract administration for project-related contracts.
  • Implement communication plans and facilitate project meetings.
  • Ensure project documentation governance and data integrity.
  • Track project progress against goals, budgets, and schedules, reporting variances and impacts.
  • Implement change management routines and assess change requests.
  • Identify project risks and develop mitigation plans.
  • Complete all project reporting and close-out packages.

Requirements

  • Bachelor's degree in construction or a technical area of study.
  • At least four years of construction administration or owner's representative experience.
  • PMP and LEED AP certifications preferred.
  • Knowledge of the entitlement/permitting process and ability to secure approvals.
  • Familiarity with construction delivery methods, building codes, and architectural drawings.
  • Intermediate skills with Microsoft Office Suite, experience with Kahua or PowerBI is a plus.
  • Ability to analyze and interpret complex construction documents.
  • Excellent communication, organizational, and leadership skills.
  • Project scheduling and forecasting/budgeting skills required.
  • Valid Driver's License and ability to travel.

Nice-to-haves

  • Experience with cost-loaded schedules is highly preferred.
