As an Owners Representative Project Manager, you will act as the Owner's advocate and represent their best interest throughout all project phases, with direct accountability for project delivery. This is a hybrid role that will require travel throughout Greater Los Angeles and the surrounding areas to conduct periodic site visits to monitor the progress of projects and will require two days per week in the client's office. Projects within this portfolio consist of highly regulated small and large utility capex projects as well as others. You will serve as the liaison between architects, engineers, contractors, testing agencies, utility providers, municipal authorities, financial institutions, FF&E (Furniture, Fixtures, and Equipment) vendors, and other specialty consultants and third-party vendors. Your responsibilities will include managing and overseeing all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, entitlement, permitting, construction, occupancy, and closeout on behalf of the owner. You will demonstrate capability to read, understand, and apply standard to moderately complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys, and drawings. You will interface directly with clients to define the scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and review risk identification. Additionally, you will create and implement time-phased budgets for projects, identify scope, timelines, and deliverables, and utilize historical data and lessons learned from similar projects to estimate the costs of projects. Regular budget reviews will be conducted to assess performance, identify areas for improvement, and make necessary adjustments. Your role will also involve identifying project delivery resources from pre-qualified lists or by conducting standard RFP processes, completing bid leveling, analysis, and negotiations with contractors, subs, and vendors. You may make selection recommendations to the client. You will provide contract administration of project-related contracts management between the Owner and the various consultants and contractors required to execute projects. Leading project delivery resources/team, you will provide project guidance and direction to achieve project goals. You will implement a communication plan for meetings and written reports/meeting minutes to keep clients and project resources informed, facilitate and lead project meetings, and record meeting notes. Implementing project documentation governance aligned with company and Client requirements will be essential to ensure project data integrity and documentation are accurate, timely, and coordinated. You will track the progress of each project against goals, objectives, approved budgets, and approved project schedules/timelines, regularly reporting status, variances, and impacts, and crafting action plans to meet objectives, budget, and schedule. Consistently tracking lessons learned and providing them during project closeouts will also be part of your responsibilities. You will implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Identifying project risks, developing risk mitigation and contingency plans, and proactively implementing action plans to reduce or eliminate project risks will be crucial. Completing all project reporting throughout, project follow-ups, project accounting, and close-out packages at turnover will round out your duties.
