About the position

The Community Director (Non-Exempt) is responsible for overseeing the day-to-day operations of Kimberly Court, a small multifamily property with 24 units. This role involves managing a team of up to 5 full-time employees, ensuring the property meets operational and financial goals set by the client, and enhancing the overall value of the asset. The Community Director will handle client relations, employee management, leasing, revenue management, reporting, risk management, and facility maintenance.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in daily operations.
  • Maintain positive communication with applicants, residents, vendors, clients, and guests.
  • Develop and manage site team members, including hiring, training, and evaluation.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Oversee professional leasing techniques and ensure completion of monthly market surveys.
  • Manage maximum revenue potential through lease expirations and timely turnover.
  • Maintain appropriate resident files and ensure confidentiality.
  • Ensure compliance with Risk Management items and report any injuries or property damage.
  • Assist residents with maintenance needs and document facility issues.
  • Enforce community rules and regulations consistently.

Requirements

  • Minimum of 2 years' experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.).
  • Affordable Housing Accreditation (e.g., HCCP, HCP-E, COS, etc.) or other applicable designations.
  • Minimum 1 year of experience in a similar leadership role in Residential Property Management.
  • High School diploma or equivalency certificate required; college degree preferred.
  • Valid Driver's License and good driving record may be required.
  • Proficient in English (speaking, reading, writing).
  • Strong computer skills (MS Office, Google Apps, property management software).

  • Experience with Yieldstar, Yardi, Weblisters, RealPage, On-Site, Microsoft Word, Microsoft Excel, Knock, Craigslist, Adobe Acrobat, Google Mail, Google Drive.
