About the position

The Assistant Property Manager supports the Property Manager with all facets of property operations including leasing, office management, marketing, and resident relations. This role requires working unconventional hours from 2 PM to 10 PM to assist with after-hours resident requests and oversight of common areas.

Responsibilities

  • Maintain a safe environment
  • Cultivate resident satisfaction
  • Protect the investment of the apartment property owner
  • Conduct all business in accordance with company policies and procedures, state and federal laws
  • Maintain and enhance relations with prospects, residents, staff, and vendors
  • Oversee Accounts Receivable ensuring rents and all other applicable fees are billed and collected
  • Perform regular property inspections for cleanliness, curb appeal, and to ensure the property is free of hazards
  • Assist Regional Property Manager with property-operating budget
  • Enter/Review all payables
  • Post and make bank deposits
  • Complete computerized accounting functions for accuracy and timeliness
  • Oversee the process of turning over a unit to make it available for the next renter
  • Conduct move-out inspections and assess charges if appropriate
  • Investigate and resolve tenant complaints, enforce rules of occupancy, inspect vacant units, and complete repairs
  • Plan renovations and contract with landscaping and snow removal services
  • Communicate with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner
  • Perform general office duties such as answering the telephone, writing service requests, and monitoring office supplies
  • Perform all reasonable duties assigned by Regional Property Manager

Requirements

  • 2 years of property management experience
  • High School Degree
  • Computer literate (Word Processing, Excel, etc.)
  • Effective communication skills in English, both written and verbal
  • Ability to work in a fast-paced, customer service-oriented environment
  • Problem-solving skills

Nice-to-haves

  • 2-year or 4-year degree preferred
  • Experience with AppFolio
