About the position

AIY Properties is seeking a dedicated and experienced Part-time Leasing Agent for our apartment community located in Brooklyn, OH. This role is essential in managing the leasing process and ensuring a positive experience for prospective residents. The Part-time Leasing Agent will be responsible for renting apartment units, answering inquiries, and utilizing standard sales techniques to encourage visits to the community. The ideal candidate will meet with prospective residents to check the availability of units that best fit their desires and budget, showcasing the apartments and the overall community while explaining the amenities available to residents. The Leasing Agent will have a fluctuating schedule based on the needs of the leasing office and the season, typically working Wednesday, Thursday, and Friday from 8 am to 5 pm, and every other Saturday from 9 am to 3 pm. Specific duties include successfully marketing vacant units and renewing occupied units, tracking all telephone and office traffic to assist in market analysis, and conducting credit checks and income verification while maintaining confidentiality. The Leasing Agent will also complete all paperwork and data entry associated with leasing activities, communicate with new residents to ensure a smooth move-in process, and maintain resident files. In addition to these responsibilities, the Leasing Agent will contact residents with expiring leases to discuss renewals and encourage lease renewals. This position requires a team player who can positively market the community and implement marketing efforts, including outside marketing calls. The Leasing Agent will also handle resident calls for service, write work orders, and promote good resident relations through timely responses to resident needs and concerns. Responsibilities

  • Walk vacant units, inspect, and report any repair items to the Property Manager or Maintenance Manager.
  • Conduct credit checks and income verification while maintaining confidentiality.
  • Complete all paperwork and data entry associated with leasing activities.
  • Contact prospective residents regarding approval or disapproval.
  • Assist residents in completing the lease and receive initial rent and deposit payments.
  • Communicate with new residents to ensure a smooth move-in process.
  • Prepare and maintain a file for each resident.
  • Contact residents with expiring leases to discuss renewals and encourage lease renewals.
  • Implement and carry out marketing efforts such as outside marketing calls.
  • Handle resident calls for service or other needs and forward to appropriate staff members.
  • Write work orders for service and promote good resident relations.

Requirements

  • 1 year of experience in leasing or sales (Required).
  • Valid Driver's License (Required).
