About the position

The Leasing Consultant position at Carino & Associates involves providing leasing support at a designated property. The role focuses on managing rental inquiries, scheduling appointments, qualifying residents, and showing available apartments, with the primary goal of leasing apartments effectively. The Leasing Consultant will also handle various administrative tasks related to resident applications and property management.

Responsibilities

• Answer all rental inquiries and schedule appointments for prospective residents.
• Qualify residents and show available apartments to potential tenants.
• Inform the Property Manager of rental application results and notify applicants as directed.
• Create new resident files and generate rental agreements and necessary paperwork.
• Perform move-in and move-out inspections as requested.
• Record and monitor work orders accurately throughout the day.
• Assist with paperwork and special projects as needed.
• Ensure compliance with Fair Housing, Equal Opportunity Employment, and Landlord Tenant laws.
• Maintain knowledge of all marketing aspects of the property, including available units and their conditions.
• Create marketing tools listing community, property, and unit benefits.
• Conduct weekly rental market comparisons to inform prospective residents.
• Maintain an accurate Traffic Log on a daily basis using CRM software.
• Inspect model and vacant units daily to ensure they are in showable condition.
• Verify that rental applications are completed properly and processed timely.
• Follow the Daily Leasing Procedures form and perform property walks to report issues.

Requirements

• High school diploma or GED (preferred).
• 1 year of experience with Yardi software (preferred).
• 1 year of experience in property management (preferred).
• Ability to relocate to Tacoma, WA 98403 before starting work (required).
