About the position

The Make Ready Technician at WRH Realty Services, Inc. plays a crucial role in maintaining the physical integrity of the community by preparing market-ready apartments and ensuring common areas are clean and operational. This part-time position may involve participating in an on-call rotation for emergency services, contributing to a supportive team environment focused on excellence and community service.

Responsibilities

  • Assist in preparation of market-ready apartments.
  • Remove abandoned furniture, trash, and appliances as needed.
  • Maintain common areas and dog park amenities to keep them clean, operational, and safe for residents.
  • If certified for pool maintenance, clean and maintain the pool as directed.
  • Perform basic maintenance as scheduled.
  • Check and replace exterior lighting on a regular basis.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Paint office area, outer lobby, laundry room, rest rooms, fitness center, and rails around the pool including buildings and breezeways.
  • Carry buckets of paint from storage area to work.
  • Change locks and make keys when directed.
  • Distribute resident communications such as upcoming events, pest control notices, and newsletters.
  • Ensure that all make-ready repairs and services are completed correctly and on schedule.
  • Perform any additional duties assigned.

Requirements

  • Must meet all physical requirements of the position.
  • Lifting is required, with weights exceeding 50 lbs to be accomplished with assistance.
  • Minimum score of 70% in maintenance technician test categories (Electrical, Plumbing, Make Ready, Grounds).
  • At least 1 year of experience in apartment maintenance or equivalent education and/or demonstration of skill.
  • EPA Type II or greater preferred but not required.
  • Valid driver's license and automobile insurance required.
  • Minimum of 40 hours per week availability, with occasional on-call emergencies and weekend work.
  • Enjoy outdoor work year-round.
  • Working smartphone suitable for various software applications.
  • Strong customer service skills and a positive attitude.

Nice-to-haves
