About the position

The Part-Time Onsite Maintenance Technician position at Associa involves a variety of maintenance duties primarily focused on the exterior of a Homeowners Association (HOA) community located in Granbury, TX. The technician will be responsible for ensuring that the community is properly and safely maintained through a range of tasks including exterior carpentry, painting, plumbing repairs, electrical repairs, and minor roofing repairs. This role is essential in maintaining the aesthetic and functional quality of the properties managed by Associa, ensuring that all maintenance tasks are performed efficiently and effectively. In this position, the Maintenance Technician will perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of the buildings does not deteriorate. This includes performing maintenance tasks such as carpentry, painting, plumbing, and electrical repairs. The technician will also be responsible for cleaning and repairing building fixtures, which includes lights, locks, windows, doors, screens, walls, floors, gutters, and drains. Additionally, the technician will operate and perform routine maintenance and repairs on various systems and equipment as needed, and will be expected to complete other duties as assigned. The role requires effective communication with both internal and external customers and clients, as well as a solid understanding of general maintenance requirements, including documentation, safety, and regulatory compliance. The technician must be knowledgeable about electrical and plumbing codes, OSHA worksite safety requirements, and state or local governmental safety requirements. Professional communication and customer service skills are essential, as is the ability to interpret and complete verbal and written instructions proficiently. The technician must also possess strong time management skills and be self-motivated, proactive, detail-oriented, and a team player. Physical demands include the ability to operate ladders, lift and carry up to 20 pounds, and perform various physical tasks such as bending, stooping, kneeling, and climbing.

Responsibilities

  • Perform routine preventive maintenance to ensure that building systems operate efficiently.
  • Perform maintenance tasks such as carpentry, painting, plumbing, and electrical repairs.
  • Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
  • Operate and perform routine maintenance and repairs on systems and equipment as needed.
  • Complete other duties as assigned.

Requirements

  • High School Diploma or GED required.
  • 3 - 5 years of directly related or closely related experience.
  • Knowledge of general maintenance requirements, including documentation, safety, and required reporting.
  • Knowledge of electrical and plumbing codes and maintenance requirements.
  • Knowledge of OSHA worksite and personal safety requirements.
  • Professional communication skills (phone, interpersonal, written, verbal).
  • Professional customer service skills.
  • Time management and time critical prioritization skills.
  • Ability to safely operate, climb, and perform work on ladders (1-2 stories) - 24-28ft.
  • Ability to operate smartphone and email for day-to-day operations and communication.
  • Must be able to lift and carry up to 20 pounds on a frequent basis.
