About the position

The Plant Operations Director at AgeWell Solvere Living is responsible for overseeing the operational maintenance, repair, and housekeeping of the community's physical plant. This role ensures that the community and resident apartments are maintained in a safe, clean, and comfortable manner while managing a team of Plant Operations Associates. The director is tasked with maintaining regulatory compliance, managing maintenance contracts, and ensuring the overall cleanliness and safety of the facility.

Responsibilities

  • Perform general maintenance work including light, electrical, painting, and carpentry.
  • Ensure compliance with federal and state laws regarding assisted living/memory care, including fire safety codes.
  • Operate and maintain HVAC equipment.
  • Maintain supply levels in work areas and ensure tools and equipment are clean and in working order.
  • Conduct daily inspections of buildings, grounds, and equipment to determine necessary maintenance and repairs.
  • Maintain a Preventive Maintenance Log for all mechanical systems.
  • Supervise safety and fire protection programs, inspecting work areas and equipment weekly.
  • Direct team members and residents during emergencies.
  • Maintain the general appearance of the building and supervise cleanup after events.
  • Oversee landscaping and manage maintenance contracts.
  • Develop vendor relationships and negotiate contracts for services.
  • Monitor and minimize overtime usage.
  • Prepare work and time schedules for department team members.

Requirements

  • High School Diploma or GED.
  • Minimum of four years of supervisory experience in a maintenance plant-related position or housekeeping.
  • Knowledge of maintenance and housekeeping policies and procedures, as well as relevant laws and regulations.
  • Ability to handle biohazardous waste properly.
  • Strong organizational, oral, and written communication skills.
  • Self-motivated with the ability to work with minimal supervision.
  • Physically able to lift up to 60 pounds and stand for extended periods.

Nice-to-haves

  • Valid Driver's License, preferably a Commercial Driver's License.
  • Experience in customer service orientation.
  • Proven team player.
