About the position

The Porter at Amber Hill Apartments plays a crucial role in maintaining the property’s appearance and functionality. This position involves routine upkeep tasks that enhance the curb appeal of the property, ensuring that it remains a welcoming environment for residents and visitors alike. The Porter will work closely with the property management team and other staff members to ensure that the property is managed efficiently and effectively. Daily responsibilities include physically walking the property to remove litter, debris, and other unsightly items from the grounds. The Porter will also perform routine maintenance tasks as requested by the property manager or senior maintenance technician, which may include cleaning the pool area, checking and replacing exterior lighting, and managing waste disposal. The role requires attention to detail, as the Porter will be responsible for keeping the property clean and well-maintained, including the upkeep of common areas such as hallways, lobbies, and parking lots. In addition to cleaning and maintenance duties, the Porter will assist with various physical tasks, such as repairing windows and doors, performing minor painting duties, and distributing resident communications. Safety is a top priority, and the Porter must maintain awareness of safety precautions and report any unsafe conditions immediately. This position is essential for ensuring that the property remains a safe and pleasant place for all residents.

Responsibilities

• Physically walks the property frequently to remove litter, debris, cigarette butts, and pet droppings.
• Performs routine maintenance on property as requested by the manager and senior maintenance technician.
• Keeps the pool area clean, including minor cleaning of the pool.
• Checks and replaces exterior lighting on a regular basis.
• Removes abandoned furniture, trash, and boxes, transferring them to the dumpster or storage area as applicable.
• Transfers trash and other items left outside of the dumpster into the dumpster.
• Keeps dumpster/compactor doors closed on windy days.
• Details property on a regular basis.
• Uses a powered blower to keep sidewalks and walking areas clean of loose grass and brush.
• Repairs and replaces windows, screens, sliding glass doors, etc.
• Assists with various physical tasks as directed, such as tearing down fences and digging post holes.
• Performs interior and exterior painting duties when requested.
• Completes minor and routine service requests when requested by the manager and/or senior maintenance technician.
• Changes locks, rekeys, and makes keys when directed.
• Distributes resident communications, such as upcoming events and newsletters.
• Performs work area clean-up and safety-related duties.
• Maintains awareness of proper safety precautions at all times.
• Observes the condition of apartment property and reports unsafe conditions.
• Ensures that storage areas remain locked when not in use.
• Cleans rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, and parking lots.
• Uses brooms, mops, and floor equipment to clean floors; uses vacuum cleaners for rugs and carpets.
• Replaces light bulbs and participates in general cleaning, painting, and repair work.

Requirements

• Ability to perform physical tasks and work outdoors in various weather conditions.
• Basic knowledge of maintenance and repair tasks.
• Strong attention to detail and ability to follow instructions.
• Good communication skills to interact with residents and staff.
• Ability to work independently and as part of a team.
