About the position

The Porter - Make Ready position at Emerge Living LLC involves preparing rental apartment units for new residents by ensuring they are in excellent condition. This includes performing maintenance tasks such as painting, plumbing repairs, and minor electrical work, as well as managing the physical readiness of the apartments prior to occupancy.

Responsibilities

  • Ensure empty apartment homes are thoroughly restored to make ready status for new residents in a timely and efficient manner.
  • Inspect faucets, sinks, bathtubs, etc. and perform any plumbing repairs as necessary.
  • Fix or replace tiles, carpet, and flooring of units.
  • Change locks and make additional keys as needed.
  • Perform minor electrical repairs throughout the unit.
  • Remove and transfer heavy appliances and equipment from storage areas to units and vice versa.
  • Inspect appliances and equipment and perform minor repairs.
  • Assist in removing abandoned furniture, appliances, etc. to dumpsters.
  • Repair or replace windows, screens, hinges, sliding glass doors, latches, and locks.
  • Repair or replace shelves, baseboards, cabinetry, closet doors/fixtures, and other minor carpentry tasks.
  • Repair or replace light fixtures and ceiling fans.
  • Perform interior and exterior dry wall and painting duties to include carrying buckets of paint from storage area to work site and back.
  • Complete minor and routine service requests when requested by Property Manager and/or Lead Maintenance person.
  • Ensure that storage areas remain locked when not in use.
  • Follow procedures when service requests are performed.
  • Perform any additional duties assigned by Property Manager and/or Lead Maintenance person.

Requirements

  • Proven experience as Porter/Make Ready/Maintenance
  • Knowledge of general maintenance processes and methods
  • Working knowledge of tools, common appliances, and devices
  • Manual dexterity and problem-solving skills
  • Good physical condition and strength with a willingness to work overtime.
  • Customer service orientation
  • Self-motivated, with the ability to be resourceful and creative.
  • Organized with the ability to prioritize and multi-task.
  • Team oriented with ability to work independently and with a team.
  • Valid Driver's License

Nice-to-haves

  • Certificate in EPA, HVAC, building maintenance technology or relevant field.
  • High School Diploma or equivalent thereof
  • Bilingual (Spanish)
