About the position

The Porter/Groundskeeper position at Sunridge Management is essential for maintaining the overall appearance and functionality of the property. This role involves a variety of tasks aimed at enhancing curb appeal and ensuring the property is clean and safe for residents and visitors. The Porter will work closely with the Lead Maintenance Technician and the Manager, following company policies and procedures, as well as adhering to state and federal regulations such as OSHA, ADA, and Fair Housing laws. The position requires a proactive approach to property maintenance, with responsibilities that include regular inspections, preventive maintenance, and immediate reporting of any unsafe conditions. In addition to maintaining the exterior of the property, the Porter is responsible for conducting routine cleaning and upkeep of common areas, including the management office, pool area, laundry room, and pathways. This includes removing litter, debris, and pet waste, as well as performing 'trash-out' duties at vacated apartments. The Porter will also assist with various physical tasks as directed by the management team, which may include minor repairs, painting, and maintaining storage areas. The role requires physical stamina, as the Porter will be on their feet for most of the day and will need to lift and carry heavy items as necessary. Training is an important aspect of this position, with the expectation that all required courses will be completed on time to ensure compliance and eligibility for commissions and bonuses. The Porter must also be familiar with the safe use of various tools and equipment, including hand tools and power tools, to effectively perform their duties. Overall, this position is vital for the smooth operation of the property and requires a dedicated individual who can work independently and as part of a team.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, state and federal laws.
  • Check and replace exterior lighting on a regular basis.
  • Clean and maintain the pool as directed, if certified for pool maintenance.
  • Observe and report unsafe conditions on the property.
  • Maintain awareness of utility meter cut-offs and ensure storage areas remain locked when not in use.
  • Physically walk the property frequently to remove litter, debris, and pet droppings.
  • Perform 'trash-out' duties at vacated apartments, removing abandoned furniture and trash.
  • Detail the property regularly, including cleaning and raking shrub areas.
  • Assist with various physical tasks as directed, such as tearing down fences or carrying heavy items.
  • Perform routine maintenance and service requests as directed by the manager or senior maintenance technician.
  • Distribute resident communications, such as newsletters and event notices.
  • Assist in keeping grounds neat and free of litter.

Requirements

  • Must meet all physical requirements and be able to take direction.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools and power tools.
  • Ability to perform physical activities such as bending, climbing, and lifting heavy items.

Nice-to-haves

  • Experience with preventive maintenance and safety protocols.
