About the position

The Portfolio Leasing Manager is a property management role responsible for overseeing the performance of assigned communities in terms of occupancy and leasing standards. This position involves managing resident relations, day-to-day leasing activities, and providing training and mentorship to leasing teams. The manager ensures compliance with Fair Housing regulations and implements effective marketing strategies to enhance community performance and customer service delivery.

Responsibilities

  • Manage leasing, marketing, coaching, and mentorship of new leasing teams and underperforming assets.
  • Review and provide feedback to the Community Manager regarding curb appeal and show-ready units.
  • Monitor occupancy and leasing progress, advising the Community Manager of any issues.
  • Ensure compliance with Fair Housing regulations and best practices for leasing.
  • Track occupancy reports and proactively offer direction when needed.
  • Coordinate community activities and retention plans.
  • Prepare and submit marketing reports, including weekly traffic and occupancy reports.
  • Develop detailed marketing plans and propose short-term specials when occupancy goals are not met.
  • Maintain approved budgets and request necessary budget deviations.
  • Complete monthly program reporting, manager reports, and variance reports.
  • Inspect apartments upon move-out and determine charges to residents.
  • Conduct annual employee performance reviews and recommend merit increases or promotions.
  • Communicate strategy changes and goals through weekly staff meetings.
  • Ensure proper coverage during office hours and coordinate PTO requests.

Requirements

  • Bachelor's Degree in Business Administration or a related field.
  • Four years of experience in property management or a related field.
  • Proficiency in Microsoft Office 365 and Google GSuite applications.
  • Ability to learn and use cloud applications and technologies.
  • Valid Texas Class 'C' driver's license and insurable by the Housing Authority's insurance.

Nice-to-haves

  • Certified Apartment Manager certification.
  • Experience with LucidChart for diagram and workflow drawing.
  • Basic understanding of Virtual Private Network (VPN) access.
