About the position

The Director Portfolio Maintenance is responsible for overseeing the maintenance management and operations of a portfolio of assigned communities. This role includes direct oversight of on-site maintenance managers, managing third-party vendors, and ensuring quality control while utilizing various systems for operational efficiency. The position aims to maximize revenue, control expenses, and enhance customer satisfaction in alignment with AvalonBay's business goals.

Responsibilities

  • Manage maintenance operations for assigned communities, focusing on staff recruitment, training, and financial performance.
  • Develop and implement maintenance service programs consistent with company policies and standards.
  • Ensure effective communication between overhead management and on-site maintenance teams regarding business issues.
  • Identify and implement continuous improvement initiatives for maintenance operations.
  • Oversee disaster recovery processes and ensure compliance with company policies.
  • Address customer service issues related to maintenance in a timely manner and monitor solutions' effectiveness.
  • Utilize AVB systems to analyze maintenance program effectiveness and customer satisfaction trends.
  • Resolve employee relation issues and provide developmental support to maintenance staff.
  • Allocate resources effectively to meet the short and long-term needs of the portfolio.
  • Ensure compliance with all relevant laws related to maintenance operations.

Requirements

  • Bachelor's degree required, preferably in Engineering or a related field, or equivalent 5 years of progressive maintenance management experience.
  • Valid driver's license and automobile insurance required.
  • Certification in systems such as boilers, HVAC, Chillers, Cooling Towers, fire, steam, electrical, and plumbing is required.
  • 5-7 years of management experience overseeing multiple direct reports in maintenance or engineering.

Nice-to-haves

  • Experience with property management or building services in a dynamic environment.
  • Familiarity with software systems such as Microsoft Office, Workday, Sight Plan, and MRI.
