About the position

VineBrook Homes is seeking a talented and dynamic Portfolio Manager to oversee a portfolio of single-family rental properties. This role is crucial in managing the day-to-day operations of the properties while ensuring adherence to the company's policies and procedures. The Portfolio Manager will be responsible for maximizing cash flow through effective budget management and strategic process improvements. This position requires a strong understanding of financial goals and the ability to operate assets in the company's best interest. The Portfolio Manager will also play a key role in administrative functions, including the creation and implementation of processes to ensure efficient workflow. This includes ensuring that all administrative paperwork is accurate and submitted in a timely manner. The role involves leading an emergency response team to handle community emergencies effectively, minimizing liabilities, and ensuring proper communication with vendors and contractors regarding scheduling and billing. In terms of personnel management, the Portfolio Manager will be responsible for hiring, training, and leading staff to ensure efficiency and teamwork. This includes coordinating maintenance schedules and addressing performance issues promptly. The ideal candidate will have strong management skills, experience in process improvement, and a commitment to customer service. Responsibilities

  • Manage a portfolio of single-family rental properties.
  • Oversee day-to-day property operations and ensure adherence to budgets.
  • Prepare annual budgets and income projections accurately and timely.
  • Generate monthly and quarterly variance reports.
  • Create and implement processes to ensure efficient workflow within company guidelines.
  • Lead emergency response teams for community emergencies.
  • Communicate with vendors and contractors regarding scheduling and billing.
  • Screen, hire, orient, and train new personnel effectively.
  • Coordinate maintenance schedules with the Maintenance Supervisor.
  • Administer performance evaluations and address performance problems promptly.

Requirements

  • Bachelor's degree in Business Administration or Industrial Engineering.
  • Strong management skills and experience in process improvement.
  • Excellent customer service skills.
  • Strong written and oral communication skills.
  • Effective time management skills.
  • Proficient use of technology and management information systems (MIS).
  • Experience in accounting and finance.

Nice-to-haves

  • Master's degree in Industrial Engineering or MBA.
  • Certified Property Manager (CPM), Certified Apartment Manager (CAM), or Accredited Resident Manager (ARM) certification.
  • Fair Housing Certification or willingness to obtain it.
  • Experience using property management software.
  • Previous property management experience.
