About the position

The Portfolio Manager at NRP is responsible for overseeing the general operation of the community association portfolio, ensuring that all staff and contracted service providers are effectively managed. This role requires regular communication with the Board regarding community issues, enforcing the Rules and Regulations of the Association as outlined in the governing documents. The Portfolio Manager will prepare or oversee the preparation of notices and meeting packets for all Association and Board meetings, ensuring that these materials are delivered in a timely manner. Attendance at monthly Board Meetings, Annual Meetings, and any Special Meetings is required as part of the contracted responsibilities. In addition to administrative duties, the Portfolio Manager will prepare Requests for Proposals (RFPs) and secure proposals related to day-to-day operations, providing recommendations to the Boards for their consideration. The role also involves overseeing the accuracy of individual items for each unit or lot within the community. The Portfolio Manager will assist in preparing the annual budget and updating reserve study projects for all communities in the portfolio, approving expenditures and seeking Board approval for any expenses that exceed a predetermined threshold. Timely responses to owner inquiries and requests are essential, as is the ability to manage the decision-making process effectively while working towards both short and long-term objectives for the associations. The Portfolio Manager will also handle after-hours emergency calls as scheduled, ensuring that community needs are met at all times.

Responsibilities

Requirements

  • NRP Certification
  • Customer service experience
  • Mid-level conflict management skills
  • Strong organizational skills
  • CMCA certification preferred
  • Excellent grammar and communication skills

Nice-to-haves

  • Association Management experience of 2 years or more
  • AMS or PCAM certification preferred
