About the position

The Director Portfolio Operations at AvalonBay Communities, Inc. is responsible for leading and managing operations staff across a portfolio of apartment communities. This role involves driving operational performance, enhancing customer service excellence, and ensuring financial success for the assigned communities. The Director collaborates with the regional leadership team to implement strategies that align with the company's goals and values, focusing on creating a better way to live for residents and associates alike.

Responsibilities

  • Strategically manage financial aspects of operations for multiple communities to contribute to the company's business goals.
  • Develop, implement, and monitor programs to maximize revenue and control expenses.
  • Prepare operating budgets for assigned communities and oversee their implementation to achieve or exceed expectations.
  • Create a sales-centric environment within the portfolio and ensure managers are effectively managing the sales process.
  • Review market studies monthly to stay informed about changing market conditions.
  • Oversee the administration and completion of the resident renewal program within the portfolio.
  • Partner with the Portfolio Maintenance Director to maintain high levels of customer service and satisfaction.
  • Manage customer service to ensure sites create prospects and residents that are 'net promoters.'
  • Focus on improving resident satisfaction and retention through effective service delivery.
  • Champion the brand philosophy and ensure compliance with brand standards across communities.
  • Review and analyze operations reports to track portfolio performance and understand local economic impacts.
  • Ensure compliance with all federal, state, and local laws, particularly Fair Housing regulations.
  • Recruit, hire, develop, and retain a productive team of property management professionals.
  • Conduct performance appraisals and provide development support to team members.

Requirements

  • Bachelor's degree required or equivalent 5 years of progressive responsibility in property management, hospitality, or retail industry.
  • 3 years of multi-site, multi-family, multi-property-type operational management experience in a comparable role.
  • At least 3 years of real estate experience in a local market.
  • 2+ years of supervisory experience.
  • Experience managing property rehab and development projects from planning to completion.

Nice-to-haves

  • Experience in creating and delivering group presentations on function-related subject matter.
  • Proficiency in Microsoft Office applications such as word processing, spreadsheets, and presentations.
