About the position

The Portfolio Property Manager at Cosmo Management, LLC is responsible for managing investment properties and condo associations, ensuring efficient operations and high standards of service. This role requires strong management and customer service skills, as well as the ability to handle tenant issues professionally while enforcing community rules and lease agreements. The manager will work closely with the President of the company and coordinate with various stakeholders to maintain property standards and address tenant concerns.

Responsibilities

• Negotiate leases and collect security deposits from tenants.
• Investigate and resolve tenant complaints; enforce occupancy rules and inspect vacant units for repairs.
• Contract for maintenance services and supervise repairs to building systems.
• Analyze problems and recommend solutions to investors.
• Coordinate repairs with vendors and oversee construction projects from conception to completion.
• Create management reports detailing building conditions and project progress.
• Maintain professional relationships with Board of Directors, investors, unit owners, and vendors.
• Update association communication, including newsletters and info boards.
• Prepare bid comparison analysis spreadsheets.

Requirements

• CAM license is required.
• Two years of experience as an on-site manager or portfolio manager.
• Strong customer service skills and ability to multi-task.
• Proficiency in Microsoft Office Applications, QuickBooks, and Buildium.
• Knowledge of Landlord Tenant Law and construction management.

Nice-to-haves

• Bilingual in English/Spanish.
• Experience in customer service for at least one year.
