As the Transportation Engineering Services (TES) Preconstruction Manager, you will play a pivotal role in managing the development of facility network infrastructure, which includes overseeing new builds, retrofits, expansions, and various program initiatives from the initial site selection phase through to contract execution. This position requires you to collaborate closely with both internal and external stakeholders to ensure that the scope, budget, and schedule are clearly defined and adhered to, including the timely acquisition of necessary building and site permits. Your leadership will be crucial in managing project management, planning, design, and pre-construction projects, which encompass the construction of new built-to-suit industrial buildings, tenant improvements, extensions of existing facilities, and renovation projects. In this role, you will be responsible for ensuring that contracted resources deliver their work products in alignment with project timelines, permitting requirements, and key performance indicators (KPIs). You will manage project teams that include developers, design engineers, and professional consultants, while also influencing internal teams such as Design Engineering and Amazon Robotics. Your expertise in contract management governance, conceptual estimating, and budget oversight will be essential as you oversee multiple large industrial projects across various locations simultaneously. This position combines elements of construction engineering, planning, project management, real estate development, multi-disciplinary design management, and contract management, making it a dynamic and challenging opportunity. Key responsibilities include independently managing cross-functional projects from site selection through to design completion, permitting, and contract execution. You will work collaboratively with internal and external teams, including real estate, design engineering, entitlements, construction, finance, architects, engineers, permitting agencies, developers, and landlords to ensure successful project delivery. Your ability to represent project and technical information to diverse audiences will be critical, as will your capacity to maintain strong working relationships with stakeholders and vendors to facilitate constructive dialogue and resolve project issues. You will oversee professional service providers, conducting pricing reviews for scope inclusions and exclusions, and negotiating the costs associated with the work. Your focus will also include cost estimating, schedule tracking, and identifying and addressing factors that may hinder a successful project handover to Amazon stakeholders. You will be responsible for site selection, scope development, and coordinating with design teams to create site plans and composite floor plans that comply with design standards and operational requirements. Additionally, you will prepare and present project status and risk reports, providing clear and concise summaries to leadership and management teams. Your understanding of design and construction contracts, along with your ability to analyze technical matters and site-specific deal structures, will be vital in this role.
