About the position

Suffolk is seeking a bold, curious, innovative, and caring MEP Project Manager to join our team. This role is pivotal in managing, inspecting, and coordinating all necessary Mechanical, Electrical, Plumbing, and Fire Protection (MEP) project resources and documentation throughout the entire project lifecycle. The MEP Project Manager will be responsible for the selection and management of MEP subcontractors, as well as the review, management, and administration of mechanical bid tabs, MEP submittals, monthly requisitions, change orders, and contractor schedules and performance. In this position, you will engage in various responsibilities that include conducting site walks to ensure work is progressing according to schedule, coordinating with BIM/VDC personnel and Superintendents to maintain alignment with project timelines, and collaborating with the A/E team to develop effective solutions to coordination challenges. You will also oversee the MEP and Fire Protection contractors, manage the commissioning agent, and ensure that all necessary documentation from inspections and testing is obtained. The MEP Project Manager will play a crucial role in coordinating multi-trade portions of the project, developing equipment delivery logs, and organizing the submittal process for long lead items. You will attend weekly meetings with owners, subcontractors, and coordination teams, and ensure that all approvals and sign-offs from authorities having jurisdiction (AHJs) are secured. Additionally, you will be responsible for owner training and turnover, as well as liaising with public utility companies to meet project requirements.

Responsibilities

  • Review mechanical bid tabs and exhibit B in contracts.
  • Interview and select subcontractors for each project.
  • Manage day-to-day operations of MEP subcontractors.
  • Review and approve MEP monthly requisitions.
  • Review and approve MEP change orders.
  • Conduct site walks to ensure work is progressing according to schedule, including schedule updates.
  • Communicate directly with BIM/VDC personnel and Superintendents to ensure coordination is on track with the schedule.
  • Work with the A/E team to develop successful solutions to coordination items.
  • Review all MEP submittals.
  • Obtain all documentation from inspections and testing, varying by job size.
  • Oversee the MEP & FP contractor and the Commissioning agent.
  • Coordinate with any Owner third-party MEP contractors or testing agencies.
  • Obtain all mechanical closeout documentation, including as-builts, attic stock, and O&Ms.
  • Coordinate multi-trade portions of the project, such as curtain wall with security, electrical, and door hardware.
  • Develop and monitor equipment delivery logs and organize the submittal process for long lead items first.
  • Attend weekly owner meetings, subcontractor meetings, coordination meetings, and field meetings.
  • Obtain approval/sign-off from any and all AHJs.
  • Work with retail and/or tenant fit-out where applicable.
  • Develop work lists and complete MEP punch lists.
  • Coordinate owner training and turnover.
  • Work with all public utility companies to ensure project requirements are met, including temporary electrical, steam, and natural gas.
  • Coordinate and direct all parties to successfully complete life safety inspections.
  • Ensure electrical requirements for mechanical are correct, including light power matching electrical drawings.

Requirements

  • Bachelor of Science in Mechanical, HVAC, Plumbing, Electrical, or Fire Protection.
  • Minimum 5+ years of experience with Mechanical, Electrical, Plumbing, and Fire Protection Systems.
  • Minimum 2+ years of project management experience.
  • Strong computer skills, including MS Excel, Word, and Outlook.
  • Ability to read and comprehend drawings and specifications.
  • Complete understanding of BIM/VDC coordination, including various hit detection programs.
  • Knowledge of local, city, state, and international building codes for the project location.
  • Knowledge of ASHRAE, NEC, NFPA, and LEED requirements.
  • Extensive knowledge of testing, balancing, and commissioning practices.
  • Ability to make decisions quickly and accurately.
  • Ability to communicate effectively at all levels.
