About the position

The Project Executive is a senior-level role at O'Reilly Development Company, responsible for leading the development and execution of real estate projects, particularly in Senior Living, Multifamily, and Self-Storage markets. This position oversees all phases of projects from initial feasibility to completion and occupancy, requiring expertise in real estate development and project management.

Responsibilities

  • Lead project teams comprising architects, contractors, engineers, and consultants, ensuring collaboration and adherence to shared goals.
  • Develop and execute project plans, including scope, timelines, budgets, and resource allocation.
  • Make strategic decisions that align with company goals and respond to market changes and opportunities.
  • Conduct or manage thorough market research with third-party managers to assess project viability and demand.
  • Oversee feasibility studies, site analysis, and initial design concepts in collaboration with expert consultants and managers.
  • Secure funding for projects through investments, loans, and other financing methods.
  • Navigate zoning laws, building codes, and regulatory requirements for development projects.
  • Liaise with local government bodies and community organizations to ensure projects receive necessary approvals and support.
  • Ensure compliance with health and safety regulations, particularly standards that affect senior living communities.
  • Lead the architectural selection and engagement for each project, negotiate contracts, and manage architectural oversight.
  • Lead the contractor selection and engagement for each project, conduct RFQs, RFPs, and the bidding process.
  • Manage all phases of the construction process, ensuring projects are completed on time, within budget, and to high-quality standards.
  • Monitor construction progress, swiftly addressing any issues related to schedules, budgets, design, or compliance.
  • Ensure a smooth closeout and finish process of the project and work with architects, consultants, contractors, and managers for quality and timely completion for occupancy.
  • Regularly update stakeholders on project progress and critical decisions, developing strong relationships with all project stakeholders.

Requirements

  • Bachelor's degree in Real Estate, Construction Management, Architecture, Business Administration, or related field; Master's degree preferred.
  • Minimum of 5 years of experience in real estate development, with extensive experience in senior living and/or multifamily projects; 10+ years preferred.
  • Strong understanding and experience in managing all phases of real estate development, including land acquisition, planning and design, financing, pre-construction, construction, inspection and quality control, and completion and handover.
  • Strong understanding of the operational requirements and regulations specific to senior living communities.
  • Knowledge of financial modeling, proficiency in project management software, and MS Office.
