About the position

The Project Manager at Northland Controls will oversee a diverse portfolio of projects in Kuala Lumpur, Malaysia, with values ranging from $1.5 million to $3 million. This role involves managing the entire project lifecycle, ensuring projects are completed on time, within scope, and within budget. The Project Manager will represent the security interests of clients, maintain stakeholder relationships, and ensure effective communication throughout the project.

Responsibilities

  • Oversee and manage the entire project lifecycle, ensuring projects are delivered within scope, on schedule, and within budget.
  • Establish project plans at the outset and provide regular updates throughout the project's course.
  • Define project scope through written statements of work, responsibility matrices, device schedules, and project drawings.
  • Maintain comprehensive records of job status, job changes, material flow, and other control records for both internal and external reporting.
  • Develop, publish, and ratify the project scope with all relevant parties.
  • Plan and execute project schedules, including the creation and review of baseline and actual schedules.
  • Utilize Gantt charts and other scheduling methods to manage project milestones, tasks, durations, and staffing levels.
  • Monitor schedule progress, adjust plans as necessary, and report any deviations to the baseline schedules.
  • Establish project budgets, manage work packages, and ensure project execution aligns with financial parameters.
  • Forecast future costs and prepare invoices for clients.
  • Report on estimated versus actual costs using simple reporting methods or sophisticated approaches such as earned value analysis.
  • Attend and actively participate in meetings with owners, architects, and contractors, representing the company's interests.
  • Review meeting notes, highlight responsibilities, and take copious notes for internal documentation and reporting.
  • Present project plans, respond to questions, and communicate project requirements effectively during these meetings.
  • Develop and maintain strong relationships with key decision-makers of customers to ensure long-term partnerships and client satisfaction.
  • Maintain current job plans, specifications, and manage project designs.
  • Coordinate construction schedules with other trades and partners to ensure smooth project execution.
  • Manage installation labor and contracted partners, ensuring high-quality standards are met.
  • Prepare and present reports on project status, costs, and invoices for both internal and external stakeholders.
  • Ensure all records are accurate and up-to-date throughout the project lifecycle.
  • Execute other duties as assigned to support project and business needs.

Requirements

  • Bachelor's degree in Project Management, Engineering, Construction Management, or a related field.
  • At least 5 years of experience managing projects in the construction or security industry, particularly with projects ranging from $1.5 million to $3 million in value.
  • Proficient in project management software, including Gantt chart tools, and capable of using advanced project tracking and reporting systems.
  • Strong leadership skills, with the ability to manage multiple stakeholders and coordinate with various trades and partners.
  • Excellent communication skills, both written and verbal, with a professional demeanor.
  • Strong analytical skills and a solid understanding of budgeting, cost management, and forecasting methodologies.
