About the position

As a Project Manager, Land Acquisition and Development at Marrano Marc-Equity Corporation, you will play a crucial role in identifying and assisting with the purchase of land for future residential home building sites. This position requires a proactive approach to managing and coordinating all aspects of land development projects. You will be responsible for searching for new land and lot acquisition opportunities specifically in the Buffalo and Rochester market areas. Your expertise will be essential in leading negotiations for purchase deals, preparing offers and purchase contracts, and conducting feasibility investigations for land acquisitions. In this role, you will manage and coordinate with various departments to ensure the successful execution of land development projects. This includes overseeing budgeting, obtaining bids, and providing field oversight. You will also coordinate the planning and design of projects, ensuring that all necessary inspection reports, such as Phase 1 Environmental assessments, Wetlands Delineation, and Soil Borings, are obtained as required. Understanding and overseeing the necessary approvals for these projects will be a key part of your responsibilities. Additionally, you will assist in preparing the annual strategic land-management and acquisition game plans, manage utilities servicing the development projects, and act as a liaison between different departments and customers. Your role will also involve preparing and maintaining lot “add-on” budgets, walking and inspecting potential acquisition sites, and coordinating with civil engineers to complete site designs. This position reports directly to the Executive Vice President of Land and Development, and you will be expected to provide exceptional quality service to both external and internal customers.

Responsibilities

  • Search for new land/lot acquisition opportunities in the Buffalo and Rochester market areas
  • Take the lead role in the negotiation of purchase deals
  • Prepare offers and purchase contracts for land and lots as required
  • Complete land acquisition feasibility investigations
  • Manage and coordinate with different departments on all aspects of land development projects including budgeting, obtaining bids, and field oversight
  • Coordinate planning and design of projects as required
  • Obtain inspection reports such as: Phase 1 Environmental, Wetlands Delineation, Soil Borings, Environmental testing, etc. as required
  • Understand and oversee approvals as required
  • Assist in the preparation of the annual strategic land-management/acquisition game plans
  • Manage and coordinate utilities servicing the development projects
  • Act as a liaison with other departments and customers
  • Prepare and maintain lot 'add-on' budgets
  • Walk and inspect sites being considered for acquisition
  • Coordinate with civil engineers completing site designs

Requirements

  • Bachelor's Degree with 2+ years of experience in a related field
  • Strong written and oral communication skills
  • Proficiency with Microsoft Office Suite products
  • Detail oriented with the ability to accomplish multiple tasks with different deadlines
  • Self-motivated, ability to work independently and collaboratively
  • Ability to provide exceptional quality service to external and internal customers
