About the position

ACG Builds is seeking a Project Manager to oversee the construction of large multi-family apartment buildings, specifically those with 100-300 units. The role requires a results-oriented individual who can effectively manage teams, communicate with subcontractors and vendors, and ensure projects are completed on time and to high standards. The position is based at the corporate headquarters in Seattle, with regular site visits to project locations.

Responsibilities

  • Manage the construction of large multi-family apartment buildings.
  • Run meetings and command teams effectively.
  • Communicate with subcontractors and vendors primarily via phone.
  • Motivate subcontractors to ensure timely delivery of materials and services.
  • Manage the Superintendent to maintain quality and schedule on-site.
  • Balance in-person team management with necessary office work.
  • Facilitate communication with owners and owners' representatives regarding project issues.
  • Track and write change orders for scope changes or additions.
  • Procure and vet bids from subcontractors against project specifications.
  • Oversee estimating templates and budget management with APM or PE.
  • Execute subcontracts and hold subcontractors to schedules.
  • Create and update project schedules using MS Project.
  • Review shop drawings and coordinate revisions with vendors.
  • Prepare submittals for materials and mark them up in Adobe Acrobat or Bluebeam.
  • Mentor and train APMs and PEs for future project management roles.
  • Promote cleanliness and organization on job sites.

Requirements

  • Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
  • Three or more years of experience as a project manager for a general contractor on similar multi-family projects.
  • Proficiency in Procore, Excel, Word, Outlook, MS Project, Acrobat, and Bluebeam.
  • Ability to pass background checks, social media reviews, credit checks, and education verification.
