About the position

The Project Manager - Transitions at Zekelman Industries is responsible for facilitating the handover of newly constructed apartment communities from the Construction Team to Asset Management. This role focuses on managing punch list fulfillment, developing transition plans, and ensuring properties are ready for occupancy. The position requires collaboration with field teams, subcontractors, and stakeholders to ensure a smooth transition process while optimizing compliance and efficiency.

Responsibilities

  • Ensure all documented deficiencies are completed and accepted by Asset Management.
  • Manage internal and external relationships to facilitate a smooth and complete transition.
  • Develop and communicate community-specific transition plans, considering unit counts and amenities.
  • Review site-specific plans, layouts, and amenities; forecast potential risks and issues; and create action plans accordingly.
  • Organize and hand over warranties, manuals, and as-built drawings to property management.
  • Ensure seamless communication between internal and external stakeholders.
  • Continuously seek alternative or additional processes that may streamline and enhance overall efficiency.
  • Monitor processes and workflows, ensuring stakeholders adhere to established guidelines, including documentation, communication lines, and timelines.
  • Support the transition of processes, information, and documentation between Construction and Asset Management.
  • Lead and promote healthy and safe work practices as required by regulatory agencies and Company policy.

Requirements

  • Bachelor's degree in Property Management, Construction Management, Real Estate, or a related field preferred.
  • Previous experience in property management, construction, or real estate development, focusing on multifamily housing.
  • Experience coordinating projects and managing timelines and stakeholder relationships.
  • Familiarity with risk mitigation strategies and problem-solving in construction or property settings.
  • Experience with document management, including warranties, manuals, and as-built drawings.
  • Proficiency in project management tools such as Procore and MS Projects.
  • Any combination of relevant education and/or experience demonstrating proficiency in the essential functions of the role.
  • Eligible to work in the United States.
