About the position

The Project Manager will oversee and streamline construction and remodeling projects, ensuring they are completed on time and within budget. This role requires exceptional problem-solving skills and the ability to manage project timelines, coordinate contractors, and maintain high-quality outcomes throughout the project lifecycle.

Responsibilities

• Oversee the entire project lifecycle, from creating a comprehensive scope of work to performing final walkthroughs.
• Manage project timelines, budgets, and quality control, ensuring all purchases are tracked and receipts uploaded.
• Meet with contractors to obtain quotes, review them with the project planning team, and select the best fit for each project.
• Change locks, install lockboxes, and secure all properties upon purchase, and remove them once properties are sold.
• Coordinate landscaping, final cleaning, and listing photographers upon project completion, and check in on properties during the listing and contract period.
• Schedule and manage subcontractors and vendors as needed.
• Perform a final 'blue tape' walkthrough to ensure projects are 100% complete before issuing final payments to contractors.
• Regularly check in on projects and be available to answer any questions from contractors.

Requirements

• Solid understanding of all phases of residential construction and remodeling.
• Prior experience in project management or running crews at the foreman level or higher.
• Strong problem-solving skills with the ability to anticipate and address potential issues proactively.
• Proficiency in using Google Drive, spreadsheets, or other construction management software to keep projects organized.
• Excellent communication and organizational skills, with a personable demeanor and a strong work ethic.
• Attention to detail to ensure every project detail is handled with care and precision.
